The Process

At BHD I strive to make the design-build process an enjoyable experience for my clients. Experience has shown me that knowledge of standard procedures helps my clients feel more comfortable for the duration of the project.

Project Initiation Phase

Step 1 - Consultation with Brooke Hatfield, scope of project identified

This is the jumping-off point for any project. This is where we meet and discuss your goals for your home. You show me any inspirational pics you might have so I get a good idea of your design goals. As this is a working meeting, there is a $600 initial consultation fee for this meeting.

Step 2 - Design Concept Proposal sent to client

Signing of proposal and project Commencement, Research, Design and Presentation Phase. At this stage I am starting to formulate a plan for your space. Nothing is concrete yet but the ideas are brewing.

Step 3 - Design Concept Planning

On-site measurements and photos, collection of any inspiration images from homeowner, collection of any floor plans, Design Concept plans and inspiration boards executed by BHD, concept meeting with homeowners, proposal for Design Development phase sent and signed, collection of deposit.  

This is the stage where I show you what I have in mind.  It is a broad picture with potential floor plan ideas and materials inspiration. If you like where we are headed we move onto the deep dive of Design Development.

Step 4 - Design Development and Documentation

Sourcing all materials and finishes, some estimates of finishes selections. If furniture is part of scope, then furniture will be incorporated into this phase. 

At this stage I am digging deep to problem solve and come up with unique design ideas just for your space. I start to get pretty excited at this phase because as I work through the plans and finishes I can imagine the finished space. This is the most design labour intensive part of the project.

Step 5 - Presentation of all plans and materials to homeowners

Review with contractor and any sub trades to get a solid budget for the project. Deposit applied to invoice after this step. This is when I share all my design ideas with you. I show you the floor plans with furniture layout, lighting plans, and elevations of key areas. I also show you exact samples of materials I am proposing to use in your space. You can really see how the space will transform at this stage.

Construction/Management Phase

Step 6 - Deposit and Ordering

Deposit for decorative items (such as decorative lighting) received, order placement of decorative items, assessment of delivery lead times.  This is when I do more behind the scenes work to get the decorative design items ordered such as lighting fixtures and/or furniture.

Step 7 - Construction Begins

Site instructions reviewed on site as required. The excitement builds as we start the construction process. This stage can last a long time and it is important to remember to have regular check-ins so you are in the loop with the schedule. It is important to be flexible at this stage as often the schedule has to change to accommodate the trades.

Step 8 - Installation

My team and I will install the furnishings and/or decorative items if that is part of the scope.

Step 9 - Styling

As requested, to finalize spaces. My team and I shop the city to find just the right decorative items to finish your space. We may ask you to vacate your house for a day or so while we prepare the final touches. Then we invite you back to see the finished result of all of our hard work. This is a very rewarding time for both the construction team and design team but also for the homeowners.

Step 10 - Final walk-through

Resolution of any deficiencies.
